Hello, I have a 10 year old serial communications program that was made with an old version of C++ builder and the 3rd party async pro add on tool kit. I want to update the program with the latest version of C++ builder but cant because it was written in a very old version of Delphi. The package build files are old and it is full of so many bugs. Id like to stop using this ancient tool kit.

You have a C++Builder app but it was written using an old version of Delphi? Do you mean the COM port library you're using was written in an old version of Delphi and the unit was included in the C++Builder project? If so, it should be fairly easy to find a newer version or a new replacement version of the library, which will work with a modern version.
